MahaRERA – The Maharashtra Real Estate Regulatory Authority (MahaRERA) has sent warnings to about 11,000 housing projects across the state that have been put on hold.

These notices were sent to developers who had not kept MahaRERA up to date on the state and other important information about their projects, even after the due dates they had initially given the regulatory body

Review of Projects That Have Stopped
Since MahaRERA has become aware of problems, they have started a review into all of Maharashtra’s housing projects that have been put on hold. Over 5,230 of the projects that have been found are in the Mumbai Metropolitan Region (MMR). The government has sent “show-cause” letters to developers of projects that have been put on hold since May 2017.

These warnings are for creators who didn’t give updates on the progress of their projects or turn in the necessary paperwork, like an Occupation Certificate (OC), even after the projects were supposed to be finished. The developers of these projects that have been put on hold must now either present their OC or ask for more time to finish the project.

What MahaRERA Did
MahaRERA has already started being very strict with projects that don’t follow the rules. Some of these are:

Stopped or canceled the registration of projects that have been put on hold.
This means telling the Joint District Registrar to stop registering any flat sales or purchases that are connected to these projects.


Putting a hold on the bank accounts linked to these projects.
According to the rules, MahaRERA Chairman Manoj Saunik said that developers must either send in the OC along with Form 4 of their projects or ask for more time to do so. MahaRERA has to cancel or stop the project’s registration if the developer doesn’t do anything in the 30 days they have been given.

This also limits the buying and selling of apartments in these kinds of projects and freezes bank accounts linked to them, making sure that the law is being followed even more.

Progress reports every three months are required by law.
The Real Estate (Regulation and Development) Act, 2016 says that companies have to give three-monthly reports on how their projects are going. The goal of this rule is to make the real estate industry more open and accountable. If developers don’t follow this rule, they could be fined or face other punishments.

43 projects in Dadra and Nagar Haveli
18 projects in Daman and Diu


Compliance Requirements for Builders
Developers must give a planned completion date for their projects when they ask for a MahaRERA registration number. With less time left until the job is done, you have to send in an Occupation Certificate to prove that it is ready.

If a project is still not finished, the people working on it must apply to extend the date for completion. On the other hand, creators should ask for the project to be de-registered if it can’t go forward for any reason.
